Fixed Fee Eviction Service for Private Landlords

 

We are pleased to offer a fixed fee service for Landlords who require to evict tenants either for rent arrears or who are otherwise refusing to leave the property. The eviction process can be considered in three stages.

 

Stage 1 - Service of Pre-Litigation Statutory Notices

£200.00 plus VAT

 

We will complete and serve the necessary forms which are required to be served on the tenant giving notice of your intention to bring their tenancy to an end or otherwise raise eviction proceedings. There is a strict statutory requirement that these forms be served correctly and that the appropriate notice period is given.

 

Stage 2 - Raising an Undefended Court Action and obtaining a Court Order for eviction

£400.00 plus VAT and Court Outlays

 

We will raise court proceedings at the earliest possible opportunity following the service of the notices referred to above and obtain a court order evicting your tenant. We can also sue the tenant for unpaid rent as part of this same court action. This is on the basis that the tenant does not dispute the claim which is common when the tenant themselves recognises that there is no prospect of denying that there are rent arrears, etc.

 

Stage 3 - Enforcing the Judgement Obtained

£150.00 plus VAT and outlays

 

We will liaise with Sheriff Officers and instruct them to begin the eviction process. This can only be begun one a specified period of time has elapsed from the court judgement being granted.

 

On many occasions all three stages are not required as tenants frequently opt to leave the property voluntarily without wishing to cause the stress of having Sheriff Officer's carry out the eviction.

 

Additional Services

 

We can also assist with drafting Tenancy Agreements, safely storing and maintaining tenancy records and documentation and offering advice about inventories.
